
While the Camp Verde Sports Complex is open for public use, multiple amenities and infrastrucÂture elements are still under construction. The Camp Verde Town Council discussed these phase one improvement projects at their regular meeting on Wednesday, Jan. 21.
CIP Manager Martin Smith gave an overview of recent updates and progress at the complex.
The fabrication of the concession stand building was completed in October, but there were difficulÂties with the regulatory compliance of getting it installed. Smith said that, since the concession stand is a factory-built structure, it is subject to a higher level of review than traditional builds.
The building and instalÂlation of this project falls under the purview of the Arizona Department of Housing and the installation has to go through an ADOH licensed contractor. This proved challenging to find, but Smith said he found an approved contractor in December.
Smith requested a 25% contingency allowance because of the unpredictÂable nature of construction projects, especially with factory-built installaÂtions. Any unused funds of the contingency will
be returned to the town. The council unanimously approved the proposal for AW Contracting to install the concession and restroom building in an amount not to exceed $125,000.
Smith estimated the concession stand should be in place at the end of February or beginning of March.
The construction on the lift station and force main is done and they are working on finishing regulatory compliance on it. Smith clarified that this must be done before the concesÂsion stand is complete.
The irrigation pond was flagged as contaminated, but ADEQ soon found that this was just an anomaly in testing. They have since given the town the authority to begin the bidding process and construction of that.
Following the completion of irrigaÂtion improvements, the town will need to consider what kind of trees they will plant with their funding. They currently have $10,000 from APS and $4,300 donated from Hauser Farms to plant trees at the complex. Public Works will be working with the Parks and Recreation department to decide which trees, sizes and quantities.
The council discussed the entrance to the complex off of McCracken Lane, which has been permanently closed for public access. The entrance has been a point of contention in the past, but Smith stated that a sufficient length of time has passed and the town should have a new conversation about providing the public with a secondary access point.
Councilwoman Jessie Murdock explained that there was a lot of pushÂback from the adjacent neighborhood to have an entrance there and a big push for the main entrance to be off of Champion Trail.
It is currently for emergency access only and there have been numerous safety concerns about turning in and out of that point. The council discussed the possibility of having a community meeting regarding the entrance with a representative from the Arizona Department of Transportation present.
The council also unanimously approved a change order not to exceed $50,000 for storage fees prior to the delivery of the concession stand, and two change orders for the Community Park irrigation improvements project.
