Camp Verde P&Z OK preliminary plat for 161 houses

The Camp Verde Planning and Zoning Commission unanimously approved the preliminary plat for the High View at Boulder Creek planned area development, a 161-lot subdivision proposed in the 260 West character area off Aultman Parkway and Boulder Creek Road, during a public hearing on Thursday, Jan. 25. 

The Camp Verde Town Council approved the Boulder Creek Master Plan in May 2019, which called for a mixed-use project that incorporated residential, commercial, retail and lodging options. 

On July 19, 2023, the council approved the final site plans for the Zane Grey RV Park and associated multi-family housing elements proposed for the High View at Boulder Creek development. 

The preliminary plat will subdivide the 21- acre parcel into 161 lots with a minimum size of 4,500 square feet, on which the developer will erect single-family model homes. 

The developer, Jeremy Bach, said that he considered the homes to be affordable and expects them to sell for around $275,000.

Bach stated in his Nov. 13 letter of intent that the project will be built in four phases of around 40 lots at a time. 

The property will be served by an existing public water source and a private septic design will be implemented until a public sewer can be installed. APS will provide electricity and Copper Canyon Fire and Medical District will provide fire protection. 

During the public hearing, neighboring landowner and rancher Andy Groseta commented on issues with water and electricity shortages that the town is facing, especially in terms of restricting future developments. 

He added that there is a housing shortage and that the need for the subdivision is present and will add value to the community. 

At the meeting, the commission also voted for Drew Faiella to continue as chairman and Todd Scantlebury as vice chairman.
