Several thousand homes coming to valley

Vineyards at Cottonwood’s 550-home housing development may be the area’s newest subdivision project, but it is by no means the only one going.

Construction of new homes continues at Mesquite Hills in Cottonwood and Mountain Gate and Crossroads at Mingus in Clarkdale.

89 & Vine, easily the largest housing development project in recent history, is still on the table but has no start date. According to city of Cottonwood Community Development Director Berrin Nejad, new home construction encourages residents, prospective residents and new business by proving the local economy is strong.

In addition, Nejad said that housing is needed to encourage professionals to live and invest in the area. Cottonwood’s Vineyards at Cottonwood broke ground on its first phase June 2, clearing and grading for infrastructure for 41 homes.

Located at Grosetta Ranch Road and State Route 89A and built by Granite Mountain Asset Management, the Vineyards is a masterplanned community comprising 100.83 acres and approximately 550 homes. A commercial center is pending rezoning.

According to Granite Mountain Asset Management, the total project lifespan for buildout is seven to 10 years, comprising six housing phases, “each with roughly consistent mixes of single-family, patio homes and condominiums.”

Cottonwood’s Mesquite Hills, a master-planned community, began construction of its second phase this year, increasing its total number of lots from 62 to 117. Just under 50 lots remain unsold.

Clarkdale’s Mountain Gate, another masterplanned community, saw its first homes completed in 2006. After stalling during the recession, complete with developer bankruptcy woes, the subdivision continues to grow.

According to Mountain Gate’s designated broker, Leslie Boulet, the last of 116 town homes should be completed by October. And there’s plenty of room left over: The development is comprised of 605 lots, only a little over half of which have been developed with homes.

The infrastructure is complete, paving the way for eventual completion — hopefully, Boulet said, within five years.

Construction at Clarkdale’s Crossroads at Mingus development continues with room to grow: C & B Construction co-owners Bill and Laurie Bullock have nearly 175 lots to work with. The Bullocks specialize in what they have termed Energy Star-rated “hybrid homes,” combining traditional home-building techniques with environmentally-friendly technological innovations.

Development has not begun on Cottonwood’s 89 & Vine project. According to Nejad and Cottonwood City Manager Doug Bartosh, however, talks are still ongoing with the developer about infrastructure needs.

89 & Vine is located located on 682 acres northeast of State Route 89A and Cornville Road. The zoning for the Planned Area Development project is already approved to include up to 2,050 homes, 176 acres of open space and some commercial development.
