
The Camp Verde Town Council unanimously approved the final plat for the development of a 167-lot subdivision in the High View at Boulder Creek planned area development located off Aultman Parkway and Boulder Creek Road at their regular meeting on Wednesday, August 6.
The property has been owned by the applicant, Jeremy Bach, since 2015. In 2019, the council approved the Boulder Creek Master Plan, which called for a mixed-use project that incorporated residential, commercial, retail and lodging options. In 2023, the council approved the final site plans for the Zane Grey RV Park and the multifamily housing elements proposed for the subdivision.
In June 2024, the council approved a development agreement between the town and the developer, Boulder Creek, LLC. In October 2024, the council approved the preliminary plat for the subdivision.
The 31.34 acre site will have 167 single family homes built in four phases. Bach wrote that the first 40 homes will be built in the first phase, 10 months from the final plat in his letter of intent in May.
The letter also states that the properties will have amenities for the residents and that they want to incorporate the existing businesses in proximity into their marketing and business plans.
The lots will be serviced by the existing public water source and a private aquatec septic design will be implemented until the public sewer is provided. Arizona Public Service will service electricity and Copper Canyon Fire and Medical District will provide fire protection.
Mayor Marie Moore asked when Bach might break ground, because the town has residents that needing places to live.
Bach replied that his development had run into a delay with financing, but finally received its funding. He said that Southwest Homes will be the only builder, and that they are going after a high-quality product. He didn’t give a specific date as to when ground will be broken, but he said there will be a lot of mobilization.
In response to Vice Mayor Wendy Escoffier’s question of the cost range of homes, Bach replied that his homes will be less than $369,900 for a 1,450 to 1,650 square foot house as per the development agreement, and that the homes will be very modern.
“I’m not building a build-to-rent community, we’re building a build-to-own community,” Bach said. “That’s the idea behind it.”
Councilwoman Jessie Murdock expressed excitement for that price point.
“We have lots of people that come and go from our community,” Murdock said. “[This is] just another opportunity to let our community members invest back into the community and be owners, and have a chance to be the owner of a home that they’re proud of.”
No members of the public spoke at the public hearing. The resolution was approved unanimously.
