The Cottonwood Planning and Zoning Commission approved a preliminary plat and a final plat for two single-family residential subdivisions during its Jan. 22 meeting.
The proposed 6 on Sixteen development will create six new lots from an existing parcel of 0.95 acres located at 856 S. 16th Street in a multi-family residential zone. The new lots will range in size from 5,600 square feet to 9,580 square feet and be accessed by private roads.
Applicant Daniel Fox said that he wanted to create unique contemporary home designs that differed from most homes in Cottonwood. Two of the six new homes will be two stories tall and approximately 2,200 square feet with three bedrooms and 2½ bathrooms, while the proposed designs for the four single-story homes range from 1,585 to 2,200 square feet with 3 bedrooms and 2 bathrooms.
“I’m all for infill,” Vice Chairman Randy Garrison said. “I like that it’s an odd lot and they found a very creative way to split that up and put it to use.”
“Infill is good for Cottonwood,” Chairwoman Lindsay Masten said. “It allows us to add more varieties of housing without destroying our natural space. This is an area that can definitely absorb some more houses. I would have loved to have seen multi-family here but I am also looking forward to seeing some really thoughtful single-family home designs.”
Commissioner George Gehlert clarified that once the project is approved by city council, the homes can be developed individually with no unifying design.
The commission approved the preliminary plat for 6 by Sixteen by a vote of 5-1, Gehlert dissenting.
Mingus Views is a 10-lot single-family residential subdivision proposed for a single-family residential zone located off Marauder Drive and 16th Street.
Applicant Joe Mulcaire said that he planned to mimic the style of old Clarkdale with craftsman-style homes on the existing 2.73-acre lot and that he was aiming for affordable homes he could market to first-time home buyers.
“I think it satisfies the need for low cost housing, which I think is very attractive,” Commissioner Michael DuVernay said.
Commissioner James Glascott also noted that the applicant was making an effort to make more affordable housing available.
“There are a lot of people who dream of a single-family home and the need is for those single-family homes to be affordable,” Masten said. “It has been good to see two different small developments come forward today.”
The commission approved the final plat for Mingus Views unanimously. Both plats will now go to city council for final approval.
The commission also voted to retain Masten and Garrison in their current roles.
Community Development Director Scott Ellis said that all 192 units of the Inspiration apartment complex on State Route 89A have received their certificates of occupancy.
