Camp Verde P&Z supports subdivision

The Camp Verde Planning and Zoning Commission recommended a preliminary plat for a 12-unit subdivision for approval by the Camp Verde Town Council during its Oct. 26 meeting. 

The subdivision, known as Feldmeier Estates, will be located on approximately 15 acres at 1902 and 2000 North Arena Del Loma Road. The land for the proposed project is zoned single family residential with a 35,000-square foot minimum lot size. 

The Opportunity Zone Development Company applied for the preliminary plat in August 2023. The application proposed subdividing the 15-acre parcel into 12 lots ranging from 1 to 1.2 acres connected by a 40-foot-wide road with cul-de-sacs. Each lot will be large enough for a well site and septic system. 

Access will be a single entrance directly off Arena Del Loma, which the public works department has already reviewed and approved. 

At the meeting, owner’s representative Rob Witt said that they do not intend to have a homeowners association and that he thought the subdivision will be more successful without an HOA.

“It is the goal of the property owner to minimize the potential impacts by creating a subdivision that is harmonious with the rural character and the planning policies of the area,” the project’s letter of intent written by David Nicolella, a land planner with Sefton Engineering, stated. “Careful consideration has been given to the layout of this development so that it will not affect neighborhoods negatively and will preserve the scenic, environmental and other resource-related impacts.” 

Community Development Director John Knight addressed the issue of existing issues such as drainage problems. He said that they cannot solve the existing drainage problems but can help to mitigate them, and encouraged neighbors to come in and talk to him and staff. 

The commission approved the application unanimously. Staff estimated that it will take about a month for the application to go before council; it could potentially be presented during the Wednesday, Dec. 6 council meeting.
