The Camp Verde Town Council approved the preliminary plat for a subdivision off of Salt Mine Road at its July 7 meeting.
The subdivision will include 11 parcels, each holding a single-family residence on around 0.81to 1.23 acres a piece. The subdivision will be located off of Salt Mine Road just west of State Route 260 and will be known as “Salt Mine Ranches.”
A 24-foot wide, internal private street will also need to be constructed, and residential water services, fire hydrants and septic tanks will also need to be installed. Contractors have already begun clearing and grading the site as well as installing irrigation lines during preliminary site development.The 1,450-foot street leading to the houses will be private and maintained by the developer.
Camp Verde Community Development Director Melinda Lee said the project is still ironing out a couple of minor outstanding issues, including a few final pieces of documentation and finding a street name that is in compliance with 911 addressing protocol.
“We’re getting pretty close to the final decision to be made on this particular project,” she said. “There are really no outstanding issues that we haven’t already dealt with or that can’t be easily dealt with.”
Lee said while the town is equipped to accommodate the majority of utility services to the area, at this time Camp Verde does not provide sanitary sewer facilities to that area. So, the developer will have to install individual septic systems.
Camp Verde Mayor Dee Jenkins suggested it might not be a bad plan to start offering sanitary sewer facilities to the community in that area.
“It just seems like a development like this, where I think there’s 11 lots, I mean it would be cost effective to have sewer,” she said.
Final decisions regarding the sewer will be discussed as the planning progresses.
The town council voted unanimously to approve the preliminary plans for the subdivision.
Now that the preliminary plat has been approved, the next step is to wrap up loose ends, such as the street name, and prepare final plans for approval
